A revised application has been submitted over plans for the New Monks Farm site in Lancing.

The development already includes proposals to build 600 new homes and an IKEA store, aswell as a new roundabout on the A27, a country park, and school.

Now revised plans include creating a footpath along the River Adur to improve pedestrian and cycle access to Coombes Road under the A27 flyover, and changes to the residential layout.

There are also proposals to reduce the height of the IKEA store by approximately one metre, increase the area of mudflats, and widen existing ditches to improve the ecological value of the area.

Adur District Council said housing on the site, located to the east of Mash Barn estate and to the north of Brighton & Hove Albion’s training ground, will include 30 per cent affordable homes.

Members of the public now have until February 17 to have their say on plans, while the council said more than 2,000 letters has been sent to local residents and businesses informing them of revisions.

A decision on the proposal will made by a planning committee in the coming months.
